Infill extension with problematic access and foundations.

To gain access machine had to be tracked through the existing garage. Having worked on this estate on many occasions we were mindful the foundations could be difficult. The engineer designed a pad foundation but as we excavated down we hit a slab of concrete in the ground at 1.700 which had to be removed with a concrete breaker. With limited access meant we could only get a small 1.5 ton track excavator, so limited reach with the arm of the machine. To achieve the correct depth we dug the machine into the ground then excavated further to achieve a depth of 2.900 metres for the pad. The concrete for the pad needed to be poured in two hits. First brought to a level of the foundation of the existing property which we cut into and then laid ground beams with meshing to encase the concrete on the second pour. All designed by a specialist engineer.

The existing roof on the building was removed and a steel frame goal post arrangement fitted to span over new bi folding doors. The rear wall of the existing house propped and taken out with RSJ installed to bridge the opening. This created a large open space and with the bi folds and the 3 Velux roof windows gave the area plenty of natural light and the feel of when the bi folds open it brings the garden into the home as one.

The architect for the job was impressed with the works undertaken so in turn put us forward for another very similar project for a personal friend that we are now currently working on.
